One of our core strategies is to acquire and revitalize mid-sized, older apartment buildings. These properties, often overlooked or targeted for market-rate redevelopment, represent a critical segment of our region’s affordable housing stock. By investing in these structures, we prevent the displacement of individuals and families who rely on these affordable homes for stable living. This approach not only fosters accessibility but also preserves the historic character and cultural richness that define our neighborhoods. We currently own and manage eight buildings throughout Broward, and are in the process of renovating another 10. Our commitment is growing: we are expanding into Miami-Dade County with plans to develop new rental buildings in Miami’s historic Overtown neighborhood, Liberty City and Wynwood Norte.

OUR PLANS FOR THE FUTURE
We are excited to announce our expansion into Miami-Dade County with three key projects aimed at preventing displacement and fostering community development in Overtown, Liberty City, and Wynwood. These early-stage initiatives are focused on addressing the challenges of rising real estate prices and historic disinvestment, and we are assembling capital and applying for subsidies needed to make these projects affordable. Below are preliminary renderings of what we envision, however we look forward to engaging with the community to help us shape these projects as resources become available and help determine more concrete plans.

Building a Future in Overtown: Affordable Housing That Lasts a Lifetime
In 2022, SFCLT took a major step toward addressing Overtown’s housing needs by acquiring a key property at 350 NW 5th Street, just west of I-95, from Make-A-Wish South Florida for just over $5 million.
Our vision is to develop much-needed rental units on this land, and by holding them under the community land trust model, we can ensure they remain affordable in perpetuity. This approach allows us to combat the displacement happening in the area by providing long-term, stable housing options for residents.
In 2023, we selected Trè Bèl Procida Development LLC (TBP) as our co-development partner for the project. TBP is a joint venture between Jon Vilma’s Miami-based Trè Bèl Housing and Procida Companies, a nearly 100-year-old firm operating in both New York and Miami, led by Mario Procida. A former NFL star and a Miami native with deep ties to South Florida, Vilma has a strong track record of giving back to the community, making him an ideal partner for this impact-driven project.
With a combined history of developing over 7,500 affordable and workforce housing units across Detroit, New York City, and South Florida, TBP brings extensive experience in creating complex, mixed-income communities. Their collaboration with non-profit and faith-based organizations perfectly aligns with our mission to deliver housing that makes a lasting difference.
SFCLT also plans to work with YWCA South Florida, whose headquarters are next door, to redevelop the entire block. With the development team in place, our next focus is securing the capital needed to begin construction and make this project a transformative success for Overtown.

SUNLAND TERRACE
2100 NE 39th STREET, LIGHTHOUSE POINT
Property Details
Sunland Terrace is a 2-story, 22-unit, courtyard style apartment building with a pool. The building is located on a prime half-acre lot less than a mile from the beach.
The building is adjacent to several municipal facilities (City Hall, Library), in close proximity to retail, religious, and educational services, and near major transit corridors and public transportation.
South Florida CLT fully rehabilitated the property with interior and exterior upgrades including hurricane-resistant and energy-efficient features.

This two-story, 16-unit courtyard style building was purchased with emergency assistance funds provided by Broward County through the Neighborhood Stabilization Program (NSP). Before South Florida CLT took ownership, the property had been vacant and boarded for over a year.
Today, this once blighted structure provides permanently affordable homes and is a strong community asset. All the units have been fully restored and updated with hurricane resistant features, new kitchens, bathrooms, and energy efficient appliances.
